Fixtures and fittings
They are all ecocompatible:
Flooring heating and cooling.
Radiant heating gives to the building uniform warm and cool and provides you are real saving of energy. The flooring heating and cooling system has on outer temperature and humidity sensor to regular the ideal climate by a power plant. In winter water temperature is about 35°,in summer is never under 15° to avoid condensation trail. The comfortable coolness called “cellar coolness”, is obtained by the building cooling and not by air-conditioning .
Dehumidification system.
It is on the ground floor and first floor and works with the cooling system. The humidifiers are placed on two levels to better control humidity in the air.
Electrical equipment
It is biocompatible, made by “star connection” and not “ring connection” cables to remove dangerous electromagnetic fields. All the cables (5000 mt.) and the shunt boxes are fully screened (double screening, copper lagging and aluminium film). On each floor there are three magnetic separators to reduce the electric power from 220 v. to 12v. every times you turn off the light or the white goods.
Water system
The same “star connection” system has been used. Direct running water from all the water taps to around drops in pressure and temperature if you leave all the taps running.
Centralized suction system
Central power plants is on the basement. Suction power is about 300 mc. H., n°20 manholes-cover, outside on the arcades too, n°3 fully equipped flexible pipes, 7 mt. (one on each floor).
Irrigation system
It is computerized for all parts of the garden, both lawn and hedges, n°3 automatic sprinklers, two on two balconies and one on the terrace.
Water lifting apparatus
N°4 pumps driver by two power stations connected to an alarm system if they don’t work, it is connected to the sewage system too.

Biocompatible materials
Plaster
Outer thermie “coat” plaster made with hydraulic lime and lavic pearlstone 3,5 cm depth (in summer it prevents you from hot temperature and humidity, in winter you can feel a pleasaut and uniform warm temperature). Inner plaster with hydraulic lime and saud 2 cm depth, so the walls are dry and permeable.
Thermic inertia
Solid brickwork acts as a “ heat cistern” and thermic shock obsorber, giving you the ideal inner temperature, in Spite of outer peak values.

“ Cotto” brick flooring
“Umbro cotto” brick, handmade by artisans with selected clays,without radioactive and chemical waste, has been used for outer and inner flooring and for roof hollaw flat block and swimming border (ecological glue has been used).
Cork
Cork panels come from LIS firm and have been used for all “Villa” insulation: flooring, walls, roof, balconies and terrace according to the insulation law 10/91.
Eraclit
Panels tamped with lignite have been used thermic and sound absorption of all string courses and pillars in c.a..
Wooden flooring
Doussič type of wood has been used for flooring, it is very suitable for heated floor placid by ecological glue mixed with citrus oil and beeswax.
Ecological roof
- Made with European Douglas and larch wainscot, imbued with boron salt and beewax polished.
- Insulating and permeable “massetto” 7cm. in PLC (wood/cement).
- Two-ply ecological cork (3 cm) – water proof.
- 5 cm. ventilation system (cool roof in summer, dry roof in winter)
- The same ventilation system has been used for balconies and terrace (13 cm.) .
- Ecological pantiles made with no chemical and radioactive waste.
